Fenton is a mixed-use development located on 92 acres in the northwest quadrant of the I-40/Cary Towne Boulevard interchange. The original zoning and preliminary development plan, 17-REZ-14, for the project were approved on January 25, 2018, and a minor technical amendment was approved on September 27, 2018. In accordance with the zoning conditions, a Development Agreement was subsequently approved on October 25, 2018. On January 28, 2020, the developer proposed to rezone 20-REZ-01 the site to make changes to the existing zoning and preliminary development plan.
The currently approved development includes up to a maximum of 1.2 million SF office space, 575,000 SF of commercial space, 920 dwelling units and 450 hotel rooms. Six community gathering areas and eight parking decks are also integrated into the development.
Status and Schedule
A Clearing and Grading Plan that preserves approximately 25% of the Fenton site in buffers and open space was approved by the Town’s Development Review Committee in March 2019. In accordance with the approved Clearing and Grading Plan, tree clearing began in mid-August 2019, and erosion control activity is underway at the site.
Development plans for Phase I were submitted in August 2019. Plans are currently under review. The developer anticipates going vertical with buildings in late 2020 and opening the first stores in the fall of 2021. The plans for Phase I are available on the Town’s Electronic Plan Review web site.
