CARY, NC – The Town of Cary is looking for feedback on the first draft of a new land development ordinance and zoning map that will determine what property owners will be able to do with their land in the future. Designed to implement the Town Council’s vision for Cary, the proposed Land Development Ordinance (LDO) will replace the current Unified Development Code and govern the zoning and types of allowable uses on all 37,000+ pieces of vacant and developed property in Cary and the Extraterritorial Jurisdiction. The new LDO primarily regulates the development and redevelopment of properties and will not affect the continued use of most existing residential and non-residential properties. Specifically, the LDO will determine such things as:
Later today, the Town will mail notification letters to more than 13,500 people owning property most significantly directly affected by or within 100 feet of property affected by the draft LDO. These letters explain the purpose of the new LDO, detail the specific proposed changes to individual properties, and invite owners to become involved by attending an upcoming public information meeting. Anyone interested in this comprehensive, town-wide effort is encouraged to attend one of two information meetings, the first to be held on Tuesday, November 19th from 4 p.m. to 8 p.m. at Colonial Baptist Church located at 6051 Tryon Road. The second will be held between 5 p.m. and 9 p.m. on Monday, November 25th at the Green Hope High School cafeteria located at 2500 Carpenter Upchurch Road. During these open house style meetings, Town staff will be on hand to explain the project, answer questions, and garner feedback on how this planning effort might affect property owners, residents, businesses, and developers. Since the material presented at both meetings will be the same, interested parties need only attend one of these two meetings. The current refinement and adoption process for the LDO continues with a Council worksession in early January 2003, followed by two public hearings in February. The Town’s citizen Planning and Zoning Board will also have two worksessions—one in February and one in March—followed by action on a final version of the LDO and zoning map expected by Council in late April. The proposed effective date for the LDO is July 1, 2003. The Town of Cary’s draft LDO consists of 400 pages in a dozen chapters and includes illustrations, tables, and flow charts.
