DEVELOPMENT PLAN REPORT

APPLICATION:  05-SP-013,  Cary Chamber of Commerce and  Triangle Building Association Parking Lot Revisions

Summary:  The plan proposes modifications to both the Chamber of Commerce and Triangle Building Associates parking lots to accommodate a new parking lot for the proposed TTA Station. The plans would provide 27 parking spaces on the Chamber of Commerce property and 71 parking spaces on the Triangle Building Associates property and landscape modifications as needed to ensure compliance with Cary ’s landscape standards.  No alterations to the buildings or utilities proposed. 

LOCATION OF PROPERTY:  The Chamber of Commerce is located site is located at 307 N Academy Street and the Triangle Building Associates Building is at 315 N Academy Street.

The plan is required to comply with all Town of Cary landscape requirements.  The plan provides the required landscaping surrounding and within parking areas, and protects existing landscaping to the fullest intent possible. Existing landscaping along North Academy Street will be retained.

This development has access to Cary water and sewer services and would be required to comply with Town utility policies and standards. There are no changes to utilities proposed for this site.

Adjoining property owners were notified during staff's initial review of this plan. Staff has received no inquiries regarding the proposed parking lot modifications.

Development Plan Issues: 

The purpose of a rezoning is to evaluate the appropriateness of this land use for these parcels of land.  Specific development requirements related to the technical aspects of land development, such as access, storm water management, road improvements, utility line placement, road connectivity and landscape plantings, are not considered during the rezoning process.  However, all of these development issues must be addressed for compliance with existing requirements spelled out in the Land Development Ordinance (LDO) when the site or subdivision plan is submitted.  All such requirements can be found at http:vic.townofcary.org.
