Downtown Cary Streetscape Plan
Overview
| The Town of Cary has adopted a comprehensive Downtown Cary Streetscape Master Plan that incorporates the pedestrian and bicycle-friendly design initiatives in Cary’s adopted downtown master plan – the Town Center Area Plan. On July 25, 2006, Town Council appropriated more than $3.7 million for the design of the Downtown Cary Streetscape Plan. |

The following streetscape elements will be included in the plan:
- Pavement treatments and widths
- Crosswalks/sidewalks
- Lighting
- Street trees and grates
- Street furniture and receptacles
- Public art
- Wayfaring signage
- Parking
- Road design
- Transit amenities (bus stops, shelters, benches)
The planning process began in August of 2005 and is expected to be completed by early summer 2006.

Town Center Area Plan and Town Center Design Guidelines Manual
The Town Council adopted the Town Center Area Plan in August 2001 to provide a long-range master plan for downtown Cary and its neighborhoods. The plan provides recommendations for the long-term pattern of land uses, development and redevelopment, transportation, housing, and parks and greenways.
Land Development Ordinance
The Town of Cary Land Development Ordinance (LDO) addresses all aspects of development, including zoning, dimensional standards (height, bulk, setback, etc.), landscaping and buffer standards and appearance standards. The downtown area is regulated via the Town Center (TC) zoning district, which is in turn divided into sub-districts that correspond to the land use categories used in the Town Center Area Plan.

Section 5.1.3, Table 5.1-2, Chapter 5, of the LDO lists permitted uses in the TC District.
