LAND USE PLAN AMENDMENT HISTORY: There are no records of amendments to the Land Use Plan for this parcel.

ANALYSIS: The land use designation for the parcel (under the 1996 Land Use Plan) is Office / Industrial. The proposal to remove the B-2 Zone over a portion of the site and replace it with Planned Employment Center zoning (which is consistent with what is over the remainder of the parcel) is consistent with the Land Use Plan. Staff supports the rezoning and has no other comments.

Analysis:

This property is located in the Kitty Hawk Subdivision. At the time of rezoning in 1990, some property lines in this subdivision did not match the zoning district. This resulted in a few of the parcels, such as this one, being split-zoned between Business-2 and Planned Employment Center. In order for the business to expand, the entire tract needs to be zoned Planned Employment Center and this is the applicant’s request.

Staff recommends approval.

 

PLANNING AND ZONING BOARD RECOMMENDATION:

Mr. Dawson made a motion to forward to Council for approval, which was seconded by Ms. Perrin, and the Board voted (10-0).

 

TOWN COUNCIL RECOMMENDATION

Town Council voted to approve.
