Water is located approximately 600 feet to the east of the designated property within NC 55 right-of-way.

Sanitary sewer is not available to the property.

No Traffic Impact Study required if medical offices do not exceed 27,000 square feet and daycare centers do not exceed 7,000 square feet. Zoning conditions have been offered to establish such limits.

NC 55 is designated on the Town’s Thoroughfare Plan to have an ultimate cross section consisting of a 65’ back-to-back street section (5 lane roadway) with curb and gutter and sidewalk, centered within a 90’ right-of-way. The developer will be responsible for widening the frontage to half this cross section as part of site development.

The draft Comprehensive Transportation Plan recommends this section of NC 55 to be an ultimate 8 lane road with landscaped median.

 

ENVIRONMENTAL CONSIDERATIONS

The property is located in the Jordan Lake Watershed and would have to meet the requirements of the Reservoir Watershed Protection Ordinance of the Town of Cary. According to information available to staff, the property would have a 100-foot USGS stream buffer associated with it. The project would have to meet the new Nitrogen removal requirement of the Town of Cary.
