A 12,000 sq.ft. retail building
will generate 515 trips per day and 45 afternoon peak hour trips.
A 12,000 sq.ft office building will generate 132 trips per day and
19 morning peak hour trips and 18 afternoon peak hour trips. No
traffic impact study is required.
Walnut Street is designated on the
Town’s Thoroughfare Plan to have an ultimate cross-section
consisting of a 65 foot back-to-back street section (5 lane
roadway) centered within a 90 foot right-of-way. This
cross-section currently exists. The draft Cary Comprehensive
Transportation Plan recommends this section of Walnut Street to
have an ultimate cross-section consisting of an 8 lane road with a
landscaped median. |

ENVIRONMENTAL
CONSIDERATIONS |
|
The project seems to be in a protected
watershed and, if that is the case, will have to meet the
requirements of The Reservoir Watershed Protection ordinance of
the Town of Cary. Walnut Street is generally the ridgeline of the
swift creek watershed but drainage from this project seems to flow
to Walnut Street and the storm drain on walnut street drains to
swift creek. The project will also be subject to the new Nitrogen
Removal Ordinance of the Town of Cary, which could include Best
Management Practices. |
