LAND USE PLAN DESIGNATION: Low density residential. This rezoning request included consideration of amending the LUP from low density residential to high density residential. Town Council approved the Land Use Plan amendment.

FINAL CONDITIONS:

  1. A 50 foot Type A Opaque buffer will be provided along Chapel Hill Road.
  • The total number of units shall not exceed twenty-one (21).
  • The product type shall be limited to townhouses.
  • Each unit shall be provided with shutters. 50 percent of the units will have covered porches and the remaining units will have bay windows. Additionally, the rooflines shall alternate between the units.
  • The townhouses located adjacent to the 50 foot Type A Buffer shall feature architectural elements that resemble a front elevation, including shutters, dormers, bay windows and covered porches. The use of bay windows and covered porches may be alternated between the units (i.e. some units will have bay windows and some units will have covered porches) to provide a more diversified appearance. This condition shall apply only where the rear of the townhouses face Chapel Hill Road. The intent of this condition is to prevent the townhouses from looking like they turn their backs to Chapel Hill Road.
  • There shall be no parking area between the 50 foot Type A buffer and the townhouses located adjacent to the 50 foot Type A Buffer.
  • Any access to Chapel Hill Road shall be limited to right-in/right-out only.
