FINAL CONDITIONS:
1) A minimum of forty (40),
and no more than fifty (50), dwelling units will be provided on the site.
2) At the time of first site plan submittal, a master
plan for the entire site will be provided that shows building placement,
parking, vehicular circulation, buffers, and setbacks for all 40-50 units.
3) There shall be a twenty foot (20’) Type
"B" Buffer adjacent to the boundary of Middle Creek Park. The
Type "B" Buffer shall be concurrent with any Neuse River
Riparian Buffer where applicable.
4) There shall be a thirty foot (30’) Streetscape
Buffer provided along Middle Creek Park Avenue and Jamison Park Drive.
5) There shall be provided by the developer a six foot
(6’) wide asphalt pedestrian path from the internal sidewalk system of
the project to the boundary of the Town of Cary’s Greenway Easement
adjoining the property.
