PROJECT DESCRIPTION

The applicant has requested a special use permit to allow the operation of a baseball and softball academy with indoor batting cages in an ORD (Office Research and Development) zoning district. All special use requests are required to be accompanied by a site plan to be processed with the special use request. The property contains a 24,000 square foot building of which 12,000 square feet will be used for the baseball academy. The other 12,000 square feet are being used as warehouse space. The applicant has agreed to the following changes to the existing site to comply with The Town’s Land Development Ordinance. The changes are:

·1 the addition of two canopy and four understory trees along SW Maynard Road,

·2 site lighting, as outlined in a plan prepared by CP&L,

·3 parking lot striping so as to provide nine foot wide parking spaces, and the alteration of several angle parking spaces to straight-in spaces to provide sufficient driveway width,

·4 screening of the HVAC equipment along the SW Maynard Road side of the building,

·5 a sign in the parking area indicating one-way movement to the adjoining lot and a pedestrian path,

·6 completion of the improvements within ninety days of approval by the Town Council.

ROADWAY DESIGN

The required driveway width is 24’. The current driveway width is 20’3". It has been determined that this existing width will be acceptable at this time. If in the future it is determined by the Town that the width is inadequate, the Town will require that the driveway be widened to the required 24’.
