Mr. Dawson made a motion to approve the minutes, which was seconded by Mr. Broderick, and the Board voted (9-0). |

Site-Subdivision Plans for Action: | |
| 02-SP-025 - Summer Ridge - The plan proposes four two-story buildings containing a total of 21 condominiums. The site would be accessed by one drive from West Johnson Street. The plan also includes a passive and active recreation area in the northeastern portion of the site. The recreation area would include a volleyball court, a tot lot with a play structure, and picnic area including a picnic table and outdoor grill. |
Mr. Broderick requested to be recused
from this item. Mr. Dawson made a motion to approve Mr. Broderick’s
request, which was seconded by Mr. Hyatt, and the Board voted (8-0).
Mr. Dawson made a motion to forward to Council for approval at their July 11, 2002 meeting, which was seconded by Mr. Hyatt, and the Board voted (8-0) with the following conditions:
The applicant agreed with all recommendations. |

| 00-SP-046B - SRI Temple - The owners of the SRI Temple have resubmitted a revised site plan for the consideration of adding additional parking and proposed buffer reductions. The revised site plan proposes to add another bay of permanent parking in the vicinity of the Temple on the eastern side of Old Pittsboro Road and another row of temporary grassed parking on the western side of Old Pittsboro Road. Both proposed parking areas would be adjacent to an existing railroad. The revised site plan would provide 73 permanent parking spaces near the Temple and 62 temporary parking spaces along the new entrance drive west of Old Pittsboro Road. | Mr. Zaccardo made a motion to forward to Council for denial at their July 11, 2002 meeting, which was seconded by Ms. Sadtler, and the Board voted (8-1) with Mr. Hyatt having the dissenting vote. | |
| Item 5 | Rezoning(s) for Action: | |
| 02-REZ-03/LPA-01 - Holiday Retirement PUD – request by Curry Brandaw Architects on behalf of the property owners to rezone 11.47 acres from Residential-40 District to Residential-40 Planned Unit Development (PUD) District. The property is located east and south of Penny Road Elementary School, north of Penny Road, and west of Magnolia Woods Subdivision. |
Mr. Dawson made a motion to forward to
Council for approval at their July 11, 2002 meeting, which was
seconded by Mr. Hyatt, and the Board voted (9-0) with the following
comments/conditions:
1) That staff’s recommendation to accommodate moving the
building approximately 20 feet forward and there be no encroachment
into the grading of the riparian buffer and preserve the special
trees discussed. |

| 02-REZ-04 - Cary Church of God – request by Cary Church of God to table this item until the July 15, 2002 Planning and Zoning Board meeting. | Mr. Dawson made a motion to forward this item to Council at their June 27, 2002 meeting with a recommendation for them to approve an extension for this item so that it can be referred back to the July 15, 2002, Planning and Zoning Board meeting, which was seconded by Ms. Perrin, and the Board voted (9-0). | |
| Item 6 | New/Old Business: | Mr. Yerha, on behalf of the Planning and Zoning Board, congratulated the staff on their receiving "The Outstanding Planning Award" from the North Carolina Chapter of the American Planning Association. |
