The property is located south of
Dillard Drive and south of the intersection of Columbus Avenue and
Dillard Drive, approximately 750’ east of the intersection of
Walnut Street and Dillard Drive. The plans propose a one-story
dark brown brick office building containing 21,625 square feet on
3.2 acres. The property is zoned Office and Institutional District
(O&I), is in the Swift Creek, New Urban Overlay District and
is inside Cary’s town limits.

Building Elevations

Description:
The plans propose a one-story dark brown brick office building
that will utilize a stacked brick header on windows and around the
top of the building. Store front framing will be clear anodized
aluminum. The building also incorporates an off-white standing
seam metal entrance canopy with cast in place off-white columns.

Staff Conclusion:
The architectural style and exterior materials and colors will
be compatible with other office buildings in the Crossroads Office
Park.

Description: This
21,625 sq.ft. office building will generate 238 trips per weekday.
The AM peak hour is 34 trips and the afternoon peak hour trip
generation is 32 trips.
Connectivity is shown on the plan
to the east and west of the site for the future.

sanitary sewer and water mains are both located within Dillard
Drive right-of-way. Service connections to these mains are
proposed as part of site development. |
Storm Water

Description: Williams
Crossroads Office Site meets all of the requirements of the
stormwater section of the engineering department. Existing
conditions show possible riparian buffers located on the site.
Investigations by the Division of water Quality have shown that
the feature was not a stream and would therefor be exempt from
riparian buffer issues.

Project meets all requirements of the Town of Cary stormwater
section. |
Appearance Commission
Recommendations
| 1.
Recommended that the roof top HVAC screen be a similar color as
the HVAC screens used on the Crossroads Office Buildings (a brown
color, as opposed to a light gray or white color.)
2. Recommended consideration be
given to enhancing light levels at side entrances into the
building and at handicap parking locations.
3. Recommended that silt fencing be
added along the edge of the tree protection fencing within the
western buffer. |

recommendations.
