Project Description:

Parcel SF-7 is located on the north side of Cary Glen Boulevard and Parcel SF-8 is located on the southern side of Cary Glen Boulevard. The parcels are also located approximately 450’ southwest of the intersection of Walford Way and Cary Glen Boulevard. Parcel SF-7 would contain 8 lots averaging 20,269 square feet on 8.29 acres. The minimum lot size proposed would be 11,842 square feet. The maximum density allowed is 2.5 units per acre. The proposed density would be 0.97 units per acre.

Parcel SF-8b would contain 43 lots averaging 15,561 square feet on 24.38 acres. The minimum lot size proposed would be 11,370 square feet. The maximum density allowed is 2.5 units per acre. The proposed density would be 1.76 units per acre. Both Parcels SF-2 and SF-7 & 8b are zoned Residential-40 PUD (R-40 PUD) and inside Cary’s town limits.

Planning & Zoning Board Recommendation: to be completed following the Planning and Zoning Board meeting.

Zoning Compliance:  The plan complies with all zoning and Master Plan requirements.

Transportation:  Parcel SF-2 would be accessed by one drive terminating in a cul-de-sac. Parcel SF-8b would be accessed by one drive extending through the subdivision terminating at the southern property line, providing access to adjoining future development. Parcel SF-8b will also include 3 cul-de-sacs extending from the primary drive accessing the subdivision.

Landscape: The plan complies with all landscape requirements.
