Project Description:

The site is located north of Howard Grove Parkway, approximately 200’ west of the intersection of Hedgewood Court and Howard Grove Parkway. The site is also approximately 950’ west of the intersection of Howard Grove Parkway and Cary Glen Boulevard. The plans propose 10 single-family lots averaging 10,535 square feet per lot, on 5.37 acres. The maximum density allowed is 2.5 units per acre. The proposed density would be 1.86 units per acre. The property is zoned Residential-40 PUD (R-40 PUD) and is inside Cary’s town limits.

Planning & Zoning Board Recommendation: to be completed following the Planning and Zoning Board meeting.

Zoning Compliance:  The plan complies with all zoning and Master Plan requirements.

Transportation:  The subdivision would be accessed by one drive with sidewalk extending through the development terminating at the northern property line. This drive would also provide future access into a section of Amberly PUD north of the subdivision.

Landscape:  The plan complies with all landscape requirements.

Staff recommendation:  Staff recommends approval of the plan.
