PROJECT DESCRIPTION |
|
The plans propose converting an existing dwelling into an office to be utilized by an advertising and marketing firm. An existing garage located behind the dwelling would be used for parking and storage. The existing garage and associated drive are currently located in a southern 40' buffer. No change or alteration to the garage is proposed. Therefore, the garage could remain at its current location in the buffer. An expansion of the drive and parking area is, however, proposed and would include two additional parking spaces just east of the garage location. The two new parking spaces would encroach 14’ into the 40' buffer. Therefore, a 14' reduction to an eastern portion of the buffer would be required. The site is accessed by two existing drives. The western drive would be combined with the adjoining drive accessing the Formosan Church to provide one drive that would service both properties. The existing eastern drive would remain but would include an easement of access to accommodate future development on the adjoining eastern property. The drive could then service both properties. |

New landscaping would be added to the existing landscaping to create a streetscape along East Chatham Street that would screen vehicular use areas from off-site views and screen the back of the garage and the two new parking spaces from the adjoining properties. Supplemental foundation plantings would be installed around the foundation of the building. |

BUILDING ELEVATION |
|
Building Height: Two-story, approximately 25'. Building Size: 2,155 square feet Building Materials & Colors: Red-brown brick with white trim and a dark gray asphalt pitched roof would be retained on the building. No external modifications are proposed to the existing building. The building would retain its existing residential character. |

TRAFFIC |

The site is accessed by two existing drives. The western drive would be combined with the adjoining drive accessing the Formosan Church to provide one drive that would service both properties. The existing eastern drive would remain but would include an easement of access to accommodate future development on the adjoining eastern property. No roadway improvements are required along East Chatham Street. |
