Court and SE Cary Parkway. The plans propose a three-story office building
containing 56,760 square feet and a two level parking deck. The site contains
4.48 acres, is zoned Residential-12 Planned Unit Development (R-12 PUD), and is
inside Cary Town Limits. According to the Kildaire Farm PUD Master Plan the area
is designated for office and commercial development. The plans propose to reduce
a required 30' front setback to 20' between the parking deck and right-of-way of
Ridgeview Court.

Staff Recommendation: Staff recommends approval of the plan. The
recommendation includes allowing the 30' front building setback for the parking
deck to be reduced to 20'.
Staff Conclusion: Staff supports the proposed reduction in the front
setback because the parking deck will be sited such that only the upper deck
will be visible from Ridgeview Court and the applicant has agreed to add
additional evergreen screening the subdue the off-site view of the parking deck
from Ridgeview Court.

Zoning & Land Use Plan Compliance
Description: Excluding
the proposal to reduce a required 30' front setback to 20' between the parking
deck and right-of-way of Ridgeview Court, and to locate a dumpster enclosure
within the 10' streetscape adjacent to the right-of-way of Ridgeview Court, the
plans complies with all other zoning requirements.
Staff Conclusion:
Staff supports the proposed reduction in the front setback because the parking
deck will be sited such that only the upper deck will be visible from Ridgeview
Court and the applicant has agreed to add additional evergreen screening the

Landscape Description:
The plans propose to save existing trees located between the building and SE
Cary Parkway, and the save existing trees within the eastern and southern areas
of the site. The existing trees located between the building and SE Cary Parkway
will be supplemented as needed to ensure compliance with Cary's streetscape
requirements. Building foundation plantings, screening of the vehicular use
areas including the parking deck and installing a streetscape along Ridgeview
Court are included in the Landscape Plan.
Building Elevations
Description: The plans propose a three-story office
building containing 56,760 square feet and a two level parking deck. The
building will be constructed of red-brown brick, natural precast columns, base
panels and EIFS panels. The building will also utilize gray tinted glass panels.
Staff Conclusion: The exterior of the building will match the exterior
materials and colors previously approved on the Phase One office building to be
located west of the Phase Two office building location.

Sanitary Sewer
The project proposes service connection to an existing sewer main within Cary Parkway right-of-way.
Water
The project proposes tapping an existing water main within Cary Parkway right-of-way and extending the public main on-site to provide for fire protection. A service connection will be made to this proposed on-site water main.

Description: The project is located in the Swift Creek Watershed and has stream buffers associated with it.
Staff Conclusion: The applicant has addressed all of the requirements of the Reservoir Watershed Protection ordinance and has protected the required stream buffers on the site.
