Parcel SF-12a of Cary Park would be located southeast of Cary Glen Boulevard, approximately 100' northeast of the intersection of Yates Store Road and Cary Glen Boulevard. The plans propose 30 single-family lots averaging 10,930 square feet per lot on 13.59 acres. The maximum density allowed is 6 units per acre. The proposed density would be 2.21 units per acre. The property is zoned Residential-40 PUD (R-40 PUD) and is inside Cary's town limits. |

P&Z Comment: The Planning and Zoning Board asked the staff to ensure that the developer was complying with the Developer's Agreement for the Cary Park PUD. |

Description: The project is located in the Jordan Lake Watershed and addresses the requirements of the Reservoir Watershed Protection Ordnance through the low-density option. The Nitrogen Removal Ordinance is being addressed with nitrogen reduction being supplied with a combination of wet detention and low-density development. The nitrogen from the project has not been reduced the 3.6 Lb./ Ac. as the ordinance requires (.7 Lb./Ac. off target) but the applicant has demonstrated a reasonable effort to meet these requirements by reducing impervious surfaces from the allowable 24% to a 22% limit. The topography of the site will allow no other Best Management Practices to be installed and at this time, the buy down option is not available in the Jordan Lake Watershed. |
