LDO Amendments – 11-LDO-04 – Round 17 [Item A-1(1) Mailbox Signs and Item B – Bed and Breakfast Use] (PL12-003e)
Ratify approved amendments to the Land Development Ordinance.

Executive Summary: On November 17, 2011, the Town Council approved an amendment to the Land Development Ordinance concerning Bed and Breakfast (B&B) Use. Three options concerning the approval process for B&Bs in the R-40 and R-80 zoning districts were presented. The Town Council approved Option 1, which would require approval of a Special Use Permit for a B&B in those districts. Town Council directed staff to finalize the text, incorporating the selected option, and include the amendment on the December 15 Town Council agenda for ratification. [Approved text for Item A-1(1) (Mailbox Signs) was included in the same staff report as Item B (Bed and Breakfast use) at the November 17, 2012 council meeting. Therefore it is also included herein for ratification, even though no further text revisions occurred after council approval]..

Fiscal Impact: Implementation of the recommended text changes should be absorbed by existing staff. The extent of the fiscal impact will not be known until specific ordinance requirements are implemented.

Staff Recommendation: Staff recommends that the Town Council ratify the proposed amendments.
